How do I sell my property?

- with our help, it's completely straightforward!

6 steps to a successful property sale

We begin with a no-obligation personal consultation where we get to know each other, discuss your goals and expectations, and define our collaboration. If we're a good fit, we'll get to work for you!

You are welcome to fill out our questionnaire for a free valuation online before our meeting.

Are you ready to schedule a personal meeting? – Absolutely! We look forward to your call or email. You can find our contact details under CONTACT.

1. Valuation of your property – the price

There are various valuation methods for real estate. For owner-occupied residential properties, such as single-family and two-family homes, the so-called cost approach is used. For commercial properties and rental properties, the income approach is used.

  • The current market situation plays a major role in the valuation of real estate.

Supply and demand also regulate prices in the real estate market. As regional real estate agents, we are ideally positioned to assess these conditions. In short: We determine the current market price for your house, land, or apartment.

2. Exposé and Co. – the pictures and the paperwork

Successful real estate marketing requires proper and complete documentation. This documentation is available to your prospective buyers, their banks and financial advisors, and ultimately to the notaries.

We take care of:

  • the photo and video recordings
  • a comprehensive and informative exposé
  • the land register extracts and other documents
  • the energy certificate

We will stay in contact with you throughout the creation and publication of the property exposé, so you can keep track of everything and participate in all relevant decisions.

3. Marketing – we're the ones who're spreading the word.

To successfully sell a property, you need to let enough of the right people know about it, both online and offline. We therefore take care of:

  • regional advertising
  • the nationwide advertising
  • targeted network-based advertising

Of course, discreet property marketing is also possible upon your request.

4. Potential buyers & viewings – an effort that pays off

When there's interest in real estate, it's crucial to distinguish between those who are genuinely interested and those who are merely curious. At the same time, it's important not to judge the seriousness of potential buyers too quickly, because "you never know." The key is to find the right balance to attract serious and financially sound potential buyers. The buyer and your property must be a good match. Therefore, we take care of:

  • the first contact
  • advising interested parties
  • the appointment scheduling
  • the tours
  • the follow-up communication

As a seller, you will receive regular updates from us on the progress of the transaction. Of course, we are also available to answer any questions you may have during this phase.

5. Purchase negotiations & notary appointment – when things get serious

If one or more prospective buyers have a serious intention of purchasing your property, it is essential that communication and all agreements are handled calmly and professionally. All purchase negotiations will take place in close consultation with you. Drafting the purchase agreement and arranging the notary appointment are not routine for most property sellers, which is why we take care of:

  • the preparation of the purchase agreement
  • advising the contracting parties on costs and obligations
  • the preparation and scheduling of the notary appointment

Of course, we will accompany you to the notary appointment.

6. Handover of the property – all's well that ends well

The most important part is done – you've successfully sold your property, the purchase price has been paid, and your successors are the proud new owners. However, there are still a few steps to take, and we'll support you with:

  • the creation of the handover protocols
  • the handover of your property
  • the handover of the keys

We consider our job as real estate agents complete only when both parties, sellers and buyers, look forward to their future with joy at the handover of the keys. Successfully selling a property is a major step that requires careful thought and planning. The financial and personal implications are significant, as are the potential pitfalls. One must know the facts and master the processes.

We see our role as real estate agents as...

To plan and take this important step – the sale of your property – together with you. You should be able to look back on our collaboration and say:

"Everything went perfectly!"
