2. What should it be? – The right property category
Should it be a detached house or a condominium? How important are outbuildings or a garden to you? Will the property be for your own residential use or an investment property? How many people will live in the property? How much are you willing to invest in the purchase and any necessary renovations? We will discuss these questions together first:

3. Where should it be? - Location, location, location
When searching for the right property, a building should never be considered in isolation. Its location and layout are at least as important as the condition of the house itself.
Location is important not only for the future value of real estate. The region and surroundings must suit you. Do you want to be able to reach schools and shops on foot in your new home, or are short drives okay with you? Do you prefer a view over the city rooftops or a panoramic view of the countryside in complete seclusion? Cocktail bar or village pub? Thermal baths or fishing pond? We'll show you and advise you on:
- the region between Koblenz and Wiesbaden, from the Taunus mountains to the Middle Rhine, with its diverse towns and municipalities
- the diverse landscape and cultural features and special characteristics of the region

4. Pictures speak louder than words, but a visit says it all.
After reviewing the property listings, we recommend a personal visit to the properties that have made the shortlist.
Only during an on-site visit will you know if you feel comfortable in a house…
A professionally prepared property brochure with informative text and good photographs is essential for the initial selection process and gives you your first impression. However, it will never convey the overall picture and individual character of a house. All the objective features of a house, such as its size, layout, and location, only truly reveal their impact during a viewing. Only on-site can you assess whether the garden is large enough, whether the view from the window is pleasing, and whether the road to the house is pleasant to drive. And then there's the character of the house itself! Only during a personal visit will you know whether you feel comfortable in a house, whether it speaks to you.
5. Reserving the property – better safe than sorry.
Once you've found your dream home, slept on it for a night or two, and envision your future there, it's time to reserve the property. Contact us, and we'll explain the necessary steps and requirements for making a reservation. As soon as we mark the property as "Reserved," no further viewings by other prospective buyers will take place.
6. Notary appointment – being well prepared is half the battle.
After the reservation, a draft purchase agreement for the property will be commissioned from a notary and submitted to both you and the seller for review. We will also support you with advice and assistance during this important step, as questions often arise at this stage and adjustments can be made. Afterwards, nothing stands in the way of the notary appointment. For most of our clients, buying a property is not a routine transaction, which is why we take care of:
- the preparation of the purchase agreement
- advising the contracting parties on costs and obligations
- the preparation and scheduling of the notary appointment
Of course, we will accompany you to the notary appointment.
7. Handover of the property – all's well that ends well
The most important part is done – the purchase agreement is signed, the purchase price has been received by the seller, and you are the proud owner of your dream property. However, we would still like to assist you with the following steps to ensure a smooth handover:

- the handover of documents, warranties, instructions
- the handover of the keys
